If you choose to help out another human being while you make sure you save on the purchases of your own home, you can do so by looking into a pre foreclosure sale. Homeowners who go into pre foreclosure are unable to make the payment or meet the taxes on their homes any longer. These people are ordinary people like you and I who have fallen upon hard times. When a legal suit is taken against a homeowner in regards to an unpaid mortgage, legal term for this action is a Lis Pendens. Since this is a legal notification, it will be filed with the City or County courthouse. Checking the court records is another way of finding pre foreclosure listings. Though the listing on file may not turn out to be a free foreclosure listing as such, it is a good idea to see if there is a suitable pre foreclosure listing in your immediate area before widening your search.
You will need to get information on both pre foreclosure and foreclosure information from you state if you intend to purchase foreclosure property. For example purchasing a property after it has gone in the pre foreclosure stage must be done between 90 and 120 days depending upon the state. Otherwise the lending institution will then repossess it. Also, you will need to make sure that the state does not have a right of redemption clause whereby the owner can redeem the property if he/she can come up with the amount in default.
